History and Mission
The founder
Jeffrey Guenther is the founder of CMSI. Jeffrey has been a registered PE in Florida since 2005 and in three other states starting in 1991. He is also licensed as a Florida community association manager (CAM) since 2014. Jeff has been active in the West Palm Beach Community Association as a committee member, former board director, and an avid tennis and pickleball hack enthusiast.
His Experience
Jeffrey has over 25 years of experience as a licensed PE. He has worked as a structural designer, inspector, and expert witness for commercial, industrial, marine, and residential structures/buildings (including high-rise, beachside condos). As a CAM and committee member of his 1,400-home homeowners association (HOA), Jeff understands the unique dynamics and concerns of the Florida Community Associations.
Jeff is born with an adventurous and caring spirit. He enjoyed working with the US Peace Corps as a bridge and road engineer and later as a professor at an engineering college in Japan.

His Calling
The 2021 collapse of the Champlain Towers South Condo building in Surfside (near Miami, FL) sadly resulted in 98 deaths, prompting the passage of Florida Bill SB 4-D and later SB 154. It mandates periodic inspections of Florida Condo Buildings taller than three stories.
Jeff felt called to contribute to the important work of evaluating Florida's aging condominiums for structural safety. In 2022, he founded Condo Milestone Structural Inspections (CMSI), PLLC, to perform milestone structural inspections per the Florida bill.
