In the aftermath of the devastating June 2021 collapse of Champlain Towers South Condo, a 12-story, 40-year-old building that tragically claimed 98 lives, Florida took decisive action. This led to the introduction of Florida Bill SB 4-D and SB154, which mandates regular condo structural inspections in Florida. These inspections are now required for Florida Condominium and Cooperative Association buildings, specifically those three stories or taller. They involve the evaluation of the Primary Structural Systems of these buildings by a licensed Professional Structural Engineer or Architect upon the building's 30th year (or 25th year if situated within 3 miles of the Coastline), with subsequent inspections scheduled every ten years. This legislation aims to ensure the structures' safety and structural integrity.
